Demilec Radiant Barrier Installation: The Houston Owner’s Guide
Radiant barrier installation for Demilec systems in Houston typically runs $1,450 to $2,900 for a full attic, depending on square footage, roof pitch, and whether we’re pairing it with Demilec spray foam at the deck. We install Demilec-compatible radiant barriers and stock the materials on our trucks, so most Houston jobs are done in a single day. Most homeowners call us after they see attic temperatures climbing in August, or they’ve had a roofer mention the old barrier is delaminating and sagging between the rafters. With Houston’s heat loading from late April through October, a failed radiant barrier means your Demilec insulation is working harder than it should.
You may have heard that radiant barrier is a simple foil product. It is, but the installation details matter enormously in Houston’s humidity. We’ll get into the specifics below.
Which Demilec Models This Applies To
Demilec doesn’t manufacture radiant barrier film itself. The company’s focus is spray foam: Heatlok HFO, Sealection 500, and the PolarSeal line. When we install a radiant barrier alongside Demilec products in Houston homes, we’re pairing a double-sided foil radiant barrier with the foam at the roofline, or installing the foam at the deck with the radiant barrier on top of the attic floor insulation. Both configurations work. Which one we recommend depends on whether your attic hosts any mechanical equipment or ductwork.
The compatibility gotcha most Houston homeowners don’t know: if your Demilec foam was installed as a sealed attic assembly at the roofline, adding a radiant barrier at the floor level won’t do much. The heat never reaches that far. Your radiant barrier needs to go at the same thermal boundary where the foam lives. Neil Barron walks every attic twice before quoting: once to check what’s there now, once to figure out where the thermal boundary actually sits. Tell me what’s in the room on the other side of that wall, and I’ll tell you exactly what goes between it.
On the OEM versus aftermarket question: Demilec doesn’t sell a branded radiant barrier, so there’s no OEM part to match. What matters is the foil’s emissivity rating. We use reflective foil with an emissivity of 0.05 or lower, which reflects 95% of radiant heat back toward the roof. That’s the spec that determines whether the barrier actually performs in a Houston summer.
Signs Your Demilec Radiant Barrier Installation Is Failing
- Sagging or drooping foil between rafters. This is the most common failure in Houston. High attic humidity weakens the staples and adhesive over time, and the foil drops away from the rafter. A sagging barrier loses its air gap, and without that air gap the foil can’t reflect heat. It’s just shiny plastic doing nothing.
- Dust coating on the foil surface. Radiant barrier works because the reflective surface stays clean. In older Houston homes with poor attic ventilation, dust settles on the foil and drops its reflectivity fast. A dusty barrier reflects maybe 50% of what it did when new.
- Tears or punctures from attic work. Every time an electrician, pest control technician, or cable installer goes into the attic, the barrier takes damage. Small tears are repairable. Long gashes mean the section needs replacing.
- Your upstairs rooms feel hotter than they used to. If you’ve noticed the kids’ upstairs bedrooms running 4 to 6 degrees warmer than downstairs in July, and the AC runs constantly, your radiant barrier may have failed silently. We’ve seen this in neighborhoods from the Heights to Sugar Land.
- Visible condensation on the foil in winter. Houston’s winter humidity can condense on a radiant barrier that’s installed against a cold surface. That moisture can soak into insulation below. If you see water beading on your foil in December, it’s time for a look.
Replacement Cost & What’s Included
Here’s what we quote for Demilec radiant barrier installation in Houston. Your exact number is in writing before we start.
- Full attic radiant barrier, single-story home up to 1,800 sq ft: $1,450 to $2,100 installed
- Full attic radiant barrier, two-story or larger home: $2,300 to $2,900 installed
- Partial replacement (one damaged section, up to 300 sq ft): $380 to $650 installed
- Radiant barrier paired with Demilec spray foam at the deck: Foam pricing is separate; the barrier portion adds roughly $0.35 to $0.55 per square foot of attic floor area
The price covers removal of the old failed barrier, new reflective foil with emissivity of 0.05 or lower, fasteners rated for Houston’s humidity, and a photo of the finished attic before we leave. Every Thistledown job includes shoe covers and drop cloths through your hallway, and the 365-Day Done Right Promise stands behind the work. If it’s not done right, we make it right. No debate.
DIY or Call Us?
Radiant barrier installation isn’t dangerous the way electrical or high-tension work is, but it’s miserable to do wrong. The Houston attic in July runs 130 to 140 degrees. You’ll need a staple gun, a helper, knee pads, and a plan for the air gap. If the barrier gets installed flat against the sheathing or the floor insulation, it stops working. The air gap is the whole game.
What you can safely check yourself: look for sagging sections, visible tears, and dust buildup. If the damage is one small tear, a foil tape patch from the hardware store will hold for a few years. But if the barrier is sagging across a full section of the attic, or if the original install was done without the right gap, you’re better off calling us. We’ll be in and out in a day. Call (430) 226-1334 and we’ll talk through what you’re seeing.
FAQs
A properly installed radiant barrier in Houston lasts 15 to 20 years on average. The two things that shorten its life here are high attic humidity breaking down the adhesive and dust accumulation on the reflective surface. If you’d like us to inspect yours, call (430) 226-1334. Estimates are free.
Small tears up to a few inches can be repaired with foil tape. Sagging sections or barrier that’s torn across multiple rafters generally needs replacing, because the air gap has already collapsed and the foil has stretched. We’ll tell you honestly which applies in your attic. Call (430) 226-1334 and we’ll have a look.
A full radiant barrier replacement in a typical Houston home takes one day. We arrive in the morning, lay down drop cloths, get the old barrier out, install the new foil, and send you a photo of the clean attic before we leave.
We stock Demilec-compatible radiant barrier materials on our trucks, along with materials from Reflectix when a different spec fits better. You don’t need to order anything. Your written price covers parts and labor.
